MEMORANDUM <br />TO: <br />FROM: <br />DATE: <br />RE: <br />FILE NO: <br />northwest associ2ted consultants, inc. <br />Little Canada City Council <br />Ken Roberts /Stephen Grittman <br />16 March 1988 <br />Theis Subdivision <br />758.09 - 88.15 <br />BACKGROUND <br />Mr. Thomas Theis has applied for a subdivision of his property at 644 County <br />Road D and Payne Avenue. The property consists of approvimately .55 acres <br />and is zoned R -1, Single Family. The City Planning Commission recommended <br />approval of the proposed subdivision at its March 10, 1988 regular meeting. <br />CASE ANALYSIS <br />As stated above, the property in question is approximately .55 acres with an <br />existing single family home facing Payne Avenue on it's west side. The attached <br />site survey shows the existing site conditions and the proposed subdivision <br />and easements. <br />The proposed subdivision would divide the property into parcels of 12,532 <br />and 11,550 square feet. The Little Canada zoning ordinance has the following <br />minimum lot requirements in the R -1 District: <br />Lot area - Interior: 10,000 square feet. <br />Corner : 11,000 square feet. <br />Lot width - Interior: 75 square feet. <br />Corner : 80 square feet. <br />The proposed subdivision meets or exceeds these lot requirements. The proposed <br />subdivision will create an 11 foot setback for the rear side of the house. <br />This yard, by ordinance definition, must be considered a side yard which requires <br />a 10 foot setback. This is because the front yard is defined as the area ad- <br />joining County Road D as it has the smallest street frontage.
