MINUTES <br />PLANNING COMMI <br />JANUARY 9, 199 <br />MINUTES <br />CONDITIONAL <br />USE PERMIT <br />FOR AUTO <br />REPAIR IN <br />B -3 ZONING <br />DISTRICT <br />2822 RICE ST. <br />PROPERTY <br />DIVISION & <br />VARIANCE <br />319 SAVAGE <br />R. SYKES <br />SSION <br />2 <br />There being no changes to the minutes of the December <br />12, 1991 Planning Commission meeting, those minutes <br />stood approved as read. <br />Gary Smith, Auto Works, 2822 Rice Street, appeared <br />before the Commission regarding his application for <br />Conditional Use Permit to conduct an auto repair <br />business in a B -3 Zoning District. Business location <br />is 2822 Rice Street. Gary Smith noted that action on <br />his application was tabled at the last Planning <br />Commission meeting pending receipt of a site plan. <br />Smith reported that the architect has not yet completed <br />the site plan. Smith further reported that the site <br />plan will show future building expansion possibilities. <br />DeLonais asked the status of Smith's use of existing <br />curb cuts as referenced in the City Planner's report. <br />Smith replied that the site plan will show the curb <br />cuts that will be used, Smith noting that two of the <br />existing curb cuts are currently blocked with snow and <br />not being utilized. <br />DeLonais recommended that the application for CUP to <br />conduct an auto repair business in a B -3 Zoning <br />District as requested by Gary Smith for property at <br />2822 Rice Street be tabled until the February Planning <br />Commission meeting pending receipt of a site plan. <br />Motion seconded by Keis. <br />Motion carried 5 - 0. <br />Mr. Richard Sykes appeared before the Commission <br />requesting approval of a property division and variance <br />for lot width for property located at 319 Savage Lane. <br />Sykes reported that the new lot would meet all City <br />Code requirements, and the variance for lot width would <br />be needed for the lot on which the existing house would <br />sit. Sykes pointed out that the eastern boundary line <br />of the property runs at an angle. That angle follows <br />an existing power line in the area. Sykes pointed out <br />that the existing house would meet setback <br />requirements, and any house constructed on the new lot <br />would also meet all Code requirements. <br />Page 2 <br />
