It is my <br />understanding that we would need to have a conditional use permit to allow a bingo operation on <br />the site so that we would be in conformity with the zoning regulations. <br />We feel it would be very beneficial to the existing tenants of The Market Place, especially the <br />smaller tenants, because of the additional people that would be brought into the mall. There are <br />presently numerous vacancies in the Center during this very slow economic time, but the most <br />appropriate space would probably be Suite #320, which is the old Duebers space. This space, as <br />it is presently configured, is approximately 10,300 square feet, and includes one bathroom and <br />one rear exit. <br />There would be several benefits, in our opinion, for the bingo operation as well. One primary <br />advantage that we have is virtually unlimited parking. This situation was created because the <br />parking was put on the site in anticipation of an expansion to the mall, which was never built, <br />thereby leaving some excess parking. The parking is also located in front, and in back of the <br />proposed space, creating much more flexibility. <br />The present facility where the bingo is now held has only one primary ingress and egress point. <br />The Market Place, in contrast, has three major access points; two from Rice Street and one from <br />Little Canada Road. Therefore, we feel that The Market Place is a much safer location from the <br />standpoint of traffic flow. <br />Additionally, we feel that the bingo customers would find The Market Place much more <br />convenient because 11 is an enclosed mall, and they could easily stop before or after a session to <br />shop at the various stores without having to go outside again or move their cars. <br />The types of facilities needed to operate a bingo hall, such as an area for food operations, <br />additional restroom facilities, and extra ventilation equipment, could be easily facilitated in, or <br />adjacent to, Suite 320. <br />Page 58 <br />6600 CITY WEST PARKWAY.
