C4 o/ 414 C4ancgia
515 Little Canada Road, Little Canada, MN 55117 -1600
(612) 484 -2177 / FAX: (612) 484 -4538
May 13, 1992
Mr. Larry Lehmkuhl, President CEO
St. Jude Medical
1 Lillehei Plaza
Little Canada, MN 55117
RE: Future Storm Sewer Assessment by the City of Little
Canada
Dear Mr. Lehmkuhl:
MAYOR
Raymond G. Hanson
COUNCIL
Beverly Scalze
Bill Blesener
Rick Collova
Jim LaValle
ADMINISTRATOR
Joel R. Hanson
Please be advised that the City of Little Canada will not assess nor
participate in the assessment of any costs associated with storm
sewer improvements constructed along County Road B to the St. Jude
property located at 177 East County Road B. This commitment is
conditioned upon the compliance by St. Jude with the planned unit
development agreement which requires the construction of an emergency
overflow outlet drainage system to serve the property in question.
It is the City's belief that with the construction of the overflow
outlet system as well as the on -site ponding capabilities, St. Jude
will receive no benefit from any other storm sewer system constructed
in the vicinity due to the fact that all drainage from your property
would be handled by existing systems. The City's position on this
matter has been ratified by the City Council of Little Canada at
their meeting of May 13, 1992 by Resolution No.
Their ratification was based on the approval of a draft of this
letter.
It should be understood that the likelihood of a storm sewer
improvement on County Road B appears remote at this time. It should
be further noted that the only way assessments would be levied
against the St. Jude property is if present conditions changed
significantly so that benefits would accrue to your property. At
this point in time, we can see no circumstances by which this would
take place.
Should you have any comments or questions regarding this matter,
please let me know.
JRH:kpv
Sincerely,
Joel R. Hanson
City Administrator
Page 1 ^`° "°
