The subject site <br />at 3001 Payne Avenue. <br />ANALYSIS <br />permit to <br />size. A <br />accessory <br />is located <br />Location. The Zoning Ordinance requires that any accessory <br />structure be located in a rear yard and shall be no closer than 10 <br />feet from any property line. The proposed structure is located in <br />the rear yard of the lot and is located 10 feet from the side lot <br />line and 25 feet from the rear lot line. Section 903.020.D.3 <br />allows accessory structures to encroach into the required rear <br />yard, but not less than 10 feet from property line. The normal <br />rear yard setback in the R -1 zone is 30 feet. <br />Height.
