INA Northwest Associated Consultants, Inc.
C U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H
Agenda Item No. 5.b.
PLANNING REPORT
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: 11 August 1992
RE: Little Canada - Rice Street Bike Outdoor Display
FILE NO: 758.09 - 92.20
BACKGROUND
Rice Street Bike is requesting a Conditional Use Permit to allow
outdoor display of bicycles at the store at 2950 Rice Street. The
Planning Commission tabled action on this request at its July
meeting due to lack of a site plan. The owners of Rice Street Bike
have submitted photographs of the storefront and are requesting
that these photos, together with their letter, be acceptable in
lieu of the site plan requirement.
ANALYSIS
The owners of Rice Street Bike propose. to display products by
suspending or mounting them on the building itself. They have
indicated that no sidewalk or parking area will be utilized for
this display. For this reason, they felt that a site plan was not
appropriate for identifying their proposal.
RECOMMENDATION
We believe this to be an attractive and appropriate display and
recommend approval subject to the continuation of display on the
building and not on the sidewalk or parking area. Modifications to
this proposal will require an amendment to the Conditional Use
Permit.
pc: John Palacio
Kathy Glanzer
Ken Redepenning
Page 28
5775 Wayzata Blvd. • Suite 555 • St. Louis Park, MN 55416 • (612) 595- 9636•Fax. 595 -9837
