The area is zoned I -1. Such facilities are allowed <br />by CUP in this zone, subject to compliance with performance <br />standards. <br />ANALYSIS <br />The use is within the requirements of the I -1 District. The site <br />is to be paved, curbed, and include sixteen parking spaces. The <br />plan shows fifteen, but can easily be modified to add one space. <br />We have illustrated this change on the plan. <br />Our primary concern on this proposal is with the rear setback. The <br />I -1 District requires a 20 foot setback from the rear building <br />line. In our initial review, we mistook the drawing's dimension <br />line for a property line, which appeared to show an acceptable <br />setback. However, the actual setback is drawn closer to about six <br />feet, substantially in violation.
