Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • O E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 9 November 1992 <br />RE: Little Canada - Krienke Setback Variance <br />FILE NO: 758.09 - 92.30 <br />Questions have been raised regarding the proposed variance for the <br />Krienke parcel on Rosewood. The width of this lot, approximately <br />70 feet, is a pre- existing condition. As an undeveloped, non- <br />conforming lot, it is considered buildable subject to setback <br />requirements. Prior to the platting of Rosewood, those setbacks <br />were ten feet on each side. The proposed house exceeds this <br />setback on each side. When the City negotiated the platting of <br />Center Place, dedicating right -of -way for Rosewood, the setback <br />became thirty feet rather than ten feet on the west side. The plat <br />is the only reason for the variance request. <br />As stated in our previous report, we believe the house design to be <br />sensitive to the neighborhood and street issues in that it places <br />the garage in such a way that it allows,maximum visibility even <br />with the 16 foot setback.
