The subject property is located at 90 Rosewood <br />Drive and is zoned R -1. When Rosewood Drive was platted and built, <br />Dr. Krienke owned the lot in question. Although narrower than the <br />required 75 feet in width, 10 foot setbacks would have left a 50 <br />foot building area, ample for many house designs. The new street <br />increased the side setback to 30 feet, seriously shrinking the <br />buildable area. Dr. Krienke indicated his concern at that time, <br />and the City indicated a willingness to work with him on a variance <br />for this lot. <br />ANALYSIS <br />Lot Size and Setbacks.
