Engelhardt <br />7 OCT 21 1992 <br />\- RECEIVED <br />We have prepared a revised cost estimate for street, storm sewer, sanitary sewer and water <br />main for the Costa Lane Street and Utility Improvement Project. This project is addressed <br />within the Desoto Street Preliminary Report as Phase II of a three (3) phase development of <br />Costa Estates. <br />The estimated costs of the work presented in this report have been itemized in the Appendices <br />at the back of this report. The cost estimates include construction, contingency items, design, <br />inspection, administration and capitalized interest costs. The total estimated project cost for <br />Costa Lane street and utility improvements is $239,380 22 <br />The project will be completed as a City project under the Chapter 429 process and will be <br />combined with other City projects being completed in the area so as to benefit from an <br />"economy of scale ". <br />The number of lots and cost per lot may vary depending upon the manner in which Desoto <br />Street Improvement costs are to be recovered. Street and utility stubs were extended up Costa <br />Lane as part of the Phase I improvement at a project cost of $52,340.07 ($4,758.19/lot for 11 <br />lots). For purposes of this report, the assessment rate per lot is based upon project work <br />remaining. Project costs are estimated to be $10,407.84 per lot based on a total of 23 lots. <br />We would like to bring to your attention the fact that lot 3 of the original plat, located on the <br />north end of the project, will have street and utility access upon completion of the Costa Lane <br />Project. In addressing a similar situation, the developer proposes to retain a 4 foot wide strip <br />of land adjacent to lots 12, 13, and 14 of the original plat. In this way, no assessments will be <br />levied against these lots thereby avoiding the need to deal with deferred costs.
