of the preliminary assessment role has been included with this memo that outlines the <br />Maplewood larger lot assessment, the 7.5% of EMV value, and the calculated <br />assessment based on the assessment policy. <br />Staff feels that to be fair and equitable to ali other Little Canada property owners the <br />City's assessment policy should be applied regardless of the changes in Maplewood <br />policy or the amounts of the Maplewood assessments. Our assessment policy has been <br />challenged in the past and to date has been upheld in all cases. However due to the <br />differences between the Maplewood and Little Canada assessment amounts and to <br />provide our residents in the project area with more rational for our assessments we feel <br />that it would be prudent to have an appraiser review the properties within Little Canada <br />to verify the calculated amount can be justified. <br />We would ask that the City Council provide input on this matter and some direction on <br />how to move forward.
