INVITATION TO BID <br />The City of Little Canada will be accepting sealed bids until 4:00 p.m. on Tuesday, August 27, <br />2013 at Little Canada City Hall (front counter) located at 515 Little Canada Road, East, Little <br />Canada, MN 55117 for the real property (vacant land only) located at 3046 Labore Road and <br />legally described as follows: <br />The north 121 42/100 feet of the south 619 75/100 feet of that Part of the Northeast 1/4 of the NW <br />' lying easterly of Lahore Road, in Section 4, Township 29, Range 22, Little Canada, Ramsey <br />County, Minnesota; subject to a trail easement over the east 50 feet thereof. <br />Prior the bid date, the existing structures on the property will be demolished. Any known wells <br />on the property will be properly sealed. The successful bidder will be purchasing land only in <br />"as is" condition. The lot is approximately 2.78 acres in size according to Ramsey County <br />Property Records (see aerial photo attached). The City will be retaining an easement of the east <br />50 feet of this property for future park/trail purposes. This property is in the R -1 (single family <br />residential) zoning district. Ramsey County has valued the land at $153,100 for pay 2014 <br />property taxes. The total estimated market value for pay 2014 taxes is $183,500. With City <br />ownership, the property has been exempt from real estate taxes. <br />This property is being offered for sale subject to the following conditions: <br />1.) A 10% bid security in the form of a certified check, money order, or cash in the <br />amount of 10% of the bid price. This security deposit is to be submitted with the Bid <br />Form included with this document. The successful bidder will forfeit this amount should <br />he /she not proceed to and complete a closing on the property. All deposits of non- <br />successful bidders will be returned within 10 days of closing on the transaction or <br />rejection of all bids by the City. <br />2.) Construction a new home on the property with an estimated market value of at least <br />$350,000 (land and building) with the land value determined based on the bid amount <br />and the building valuation done in association with building permit application process. <br />It is further understood that the new home must be ready for occupancy as evidenced by <br />the City's issuance of a "Certificate of Occupancy" in compliance with the Minnesota <br />Building code and the building permit/construction process by no later than July 1, 2015. <br />The establishment of a yard and the construction of a paved driveway must also be <br />completed by that date. <br />3.) Upon closing, the successful bidder agrees to maintain the property free of any and all <br />nuisances and to keep the grass mowed below seven inches in height. <br />2 <br />
