The subdivision splits small sections of <br />property from two existing lots, exchanges them and recombines the <br />exchanged parcels with the existing properties. The intent is to <br />more accurately define the parking area as it relates to the <br />existing buildings. <br />ANALYSIS <br />The site is zoned B -3, General Business. For B -3 lots, the <br />following requirements apply: <br />Lot Area: <br />Lot Width: <br />15,000 square feet <br />100 feet <br />The easternmost lot is approximately 100 feet in width and 65,680 <br />square feet in area. The westerly lot is just 80 feet in width at <br />the building setback line, although it widens substantially 130 <br />feet south of Little Canada Road. The latter parcel is 85,840 <br />square feet in area. <br />The subdivision would split a strip of parking area from each <br />parcel and exchange them. The existing and proposed lot lines are <br />shown on the attached exhibits.
