FlNA Northwest Associated Consultants, Inc.
C U R B A N P L A N N I N G D E S I G N M A R K E T R E S E A R C H
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: 10 May 1993
RE: Little Canada - Jespersen Subdivision
FILE NO: 758.09 - 93.10
Mr. William Jespersen has applied for a subdivision approval in
order to transfer the back lot of one parcel to another adjoining
lot. Both of the parcels are conforming in dimensions in their
current state and would remain so after the subdivision and
recombination. Our only concerns would be as follows:
o Dedication of new easements as necessary. With the new lot
configuration, easements which were dedicated as a part of
Costa Estates would split the new parcel in half. The
property owner should be aware that unless these easements are
vacated, construction on the lot could be affected by the
location of existing easements.
o Location of structures on the existing Lot 20, Block 3 of
Gervais Heights, if any, must not be located closer than
thirty feet from the new lot line.
With these considerations, we recommend approval of the subdivision
for Mr. Jespersen on Lot 3 Block 2 of Costa Estates and Lot 20
Block 3 of Gervais Heights.
CC:
Kathy Glanzer
John Palacio
William Jespersen
5775 Wayzata Blvd. • Suite 555 St. Louis Pa <ag 255416 (612) 595- 9636•Fax. 595 -9837
