iwc <br />Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 10 May 1993 <br />RE: Little Canada - Vitale Setback Variance <br />FILE NO: 758.09 - 93.12 <br />BACKGROUND <br />Mr. Joseph Vitale has applied for a setback variance at 2434 <br />Morrison Street to allow the construction of an attached garage <br />which would result in a front setback 17 inches less than the <br />required thirty feet. The property is zoned R -1, Single Family. <br />ANALYSIS <br />The existing structure on the property is located approximately 36 <br />feet, 7 inches back from the right -of -way line. The house has side <br />yard setbacks of 10' 2" and 12' 6" according to the measurements <br />provided by the applicant. Mr. Vitale is proposing to add a garage <br />to the front corner of the house with dimensions of twenty by <br />twenty two feet. As a house which was constructed prior to 1980, <br />the proposed side yard setback of 6' 2" would be in conformance <br />with the Ordinance requirements. <br />The Zoning Ordinance requires that all houses must now be placed on <br />lots so as to accommodate the construction of at least a two car <br />garage, however this was not done with the house in question. The <br />proposed garage is effectively the minimum dimension possible for <br />a typical two car garage, and there is no other alternative <br />location on this parcel for such a structure. <br />Considering the configuration of this lot and dwelling, and the <br />Ordinance acknowledgement that a two car garage is a preferred <br />arrangement, we believe that a physical hardship exists which would <br />Page 40 <br />5775 Wayzata Blvd. • Suite 555 • St. Louis Park, MN 55416 • (612) 595- 9636•Fax. 595 -9837 <br />
