INA Northwest Associated Consultants, Inc. <br />C U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 10 May 1991 <br />RE: Little Canada - Erickson Subdivision <br />FILE NO: 758.09 - 93.11 <br />John and Nadean Erickson have requested approval of a subdivision <br />of their property at 46 East Old County Road C at the corner of Old <br />County C and Stark Street. The current house would be located on <br />. the northerly corner parcel (Parcel A), with the southerly parcel <br />(Parcel B) facing Stark Street. <br />The applicants propose to move the existing garage north toward Old <br />County C to stay with the existing house. Although its orientation <br />is toward Old County C, the Ordinance- defined front is on Stark. <br />Under this definition, the setback to the south becomes a side <br />yard, with a requirement of ten feet. The survey shows a setback <br />of 18.85 feet, meeting the requirement. As a corner lot, Parcel A <br />must have eighty feet of.frontage on Stark Street and a total of at <br />least 11,000 square feet. The proposal shows 81.92 feet of <br />frontage and 11,030 square feet of area, both meeting the <br />standards. <br />Parcel B is drawn at 88.06 feet of frontage on Stark, with over <br />11,800 square feet of area, both dimensions exceeding the minimum <br />requirements for Single Family lots.
