Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 5 April 1993 <br />RE: Little Canada - Gerten Rezoning /Lot Split <br />FILE NO: 758.09 - 93.05 <br />BACKGROUND <br />Mr. John Gerten has applied for a Subdivision and a Rezoning for <br />property located at the northwest corner of Centerville Road and <br />Little Canada Road. The parcels in question "back up" to I -35E and <br />have access on both Centerville and Little Canada. The proposed <br />rezoning would change the land use designation from R -1, Single <br />Family Residential to B -3, General Commercial. <br />ANALYSIS <br />The proposed use of the property would be converted to professional <br />office space under the Gerten proposal. This is consistent with <br />the Comprehensive Plan goals for the area which indicate that this <br />area, from the Waterworks south to Little Canada Road should be <br />considered for rezoning to office or low traffic commercial uses. <br />The primary concern with the project from a physical standpoint is <br />the compatibility with the existing single family homes to the <br />north which front on Racine Drive. These parcels will continue to <br />be zoned and utilized for single family purposes.
