April 5, 1993
City of Little Canada
Attention: Planning Committee Board Members and
Council Board Members
Subject: David Wright property development
Dear Members:
I am writing this letter because I am unable to attend these meetings due to
business travel out of town.
I support and look forward to the development of the two vacant lots in back
of my house however, I am concerned on the issue on how to access these two
lots during the building process. It has come to my attention that David
Wright is looking to use a 30 foot wide strip of land directly next to my
property to access these lots from Allen ave. if Costa Lane is not finished by
the time that he is ready to build. Speaking with Joel on several occasions I
know that Little Canada would like to see these two lots along with several
lots on "Costa Estates" developed after Costa Lane is finished. My concern is
that if David Wright is allowed to access these lots from Allen ave. that my
property will be directly impacted in a negative way in that the appearance of
this 30 foot wide strip of land which is now nicely grassed will become to
look like a dirt road with all the heavy trucks required to build houses on
these two lots and deteriorate the appearance of my property dramatically.
In addition to deterioration of this property I sincerely feel that if heavy
trucks do attempt to drive down this land to access these lots that they will no
doubt sink and get stuck in the poor soil conditions. Presently as I write this
letter there is a body of water about 16 inches deep directly in the exact path
of traffic that could access these lots.
I am therefore asking the city of Little Canada not to allow David Wright to
access to build on these two lots by means of Allen ave. and ask him to have
patience until Costa Lane is finished.
Milan J. Moravetz
476 Allen ave.
/Little Canada, MN.
Page 34
