The proposed plat is for Phase
II of Fredrickshaven. As part of the proposed subdivision, the
applicant is requesting approval of a variance from the City's cul-
de -sac length requirement. The site is zoned R -1, Single Family
Residential. Attached for reference:
Exhibit A - Site Location
Exhibit B - Preliminary Plat
Exhibit C - Preliminary Grading and Drainage Plan
Exhibit D - Preliminary Utility Plan
RECOMMENDATION
Generally, the proposed plat meets the City's required design
standards. Furthermore, the variance on cul -de -sac length appears
to be justified based on natural features. The most outstanding
issue is the submission of a final plat for recording purposes.
Therefore, our office recommends approval of the preliminary plat,
final plat and cul -de -sac length variance subject to the following
conditions:
1. The applicant submits a final plat consistent with the
requirement of the City's Subdivision Ordinance, Section
1005.030.
5775 Wayzata Blvd. • Suite 555 • St. Louis Park, MN 55416 • (612) 595- 9636•Fax. 595 -9837
Page 44
