1 <br />INA Northwest Associated Consultants, Inc. <br />C U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Kyle Brown /Scott Richards <br />DATE: 6 July 1993 <br />RE: Little Canada - Fredrickshaven Second <br />Addition - Concept Plan Review <br />FILE NO: 758.09 - 93.15 <br />BACKGROUND <br />Mr. Fred Schletty has applied for preliminary and final plat <br />approval of a 12 lot single family development west of Edgerton <br />Street and north of Sunrise Drive. The proposed plat is for Phase <br />II of Fredrickshaven. As part of the proposed subdivision, the <br />applicant is requesting approval of a variance from the City's cul- <br />de -sac length requirement. The site is zoned R -1, Single Family <br />Residential. Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Preliminary Plat <br />Exhibit C - Preliminary Grading and Drainage Plan <br />Exhibit D - Preliminary Utility Plan <br />RECOMMENDATION <br />Generally, the proposed plat meets the City's required design <br />standards. Furthermore, the variance on cul -de -sac length appears <br />to be justified based on natural features. The most outstanding <br />issue is the submission of a final plat for recording purposes. <br />Therefore, our office recommends approval of the preliminary plat, <br />final plat and cul -de -sac length variance subject to the following <br />conditions: <br />1.
