IAA
Northwest Associated Consultants, Inc.
U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: 1 July 1993
RE: Little Canada - Orr Resubdivision
FILE NO: 758.09 - 93.21
Ernest Orr has applied to resubdivide his property at Richard's
Point on Lake Gervais. The property was split into two lots in
1987. There are no structures on either lot at this time, and the
Orrs wish to expand the dimensions of the southerly parcel (Tract
A). The proposal would increase the width of the lot by five feet,
reducing the larger northerly lot (Tract B) to a width of 75 feet.
In addition, Tract A would be enlarged by extending the easterly
lot line twenty five feet farther east.
Both lots will continue to be in conformance with the Zoning and
Shoreland Ordinances' width and area requirements. Tract A will
contain approximately 20,500 square feet and Tract B will contain
approximately 44,900 square feet after the resubdivision. Due to
the additional setbacks from Gervais Lake (fifty feet as compared
to the R -1 standard of thirty feet) the resubdivision proposal is
positive in that it increases the buildable area of Tract A.
We recommend approval of the Orr resubdivision proposal upon a
finding that the plan will comply with all Zoning and Shoreland
Ordinance requirements and that the buildable area of Tract A is
improved.
pc: Kathy Glanzer
John Palacio
Ernest Orr
Page 68
5775 Wayzata Blvd. • Suite 555 • St. Louis Park, MN 55416 (612) 595- 9636•Fax. 595 -9837
