corner lots. Lot width requirements are 75 feet for interior lots <br />and 80 for corner lots. Lot 1, which is a corner lot, does not <br />meet the minimum requirement, therefore, lot lines will have to be <br />adjusted accordingly. Lots 2 -10 meet all interior lot size <br />requirements, and Lot 11 meets all corner lot requirements. <br />Streets and Cul -de -sacs. Lots will gain access off of the proposed <br />cul -de -sac that intersects with Little Canada Road. Lots 1 and 11 <br />may gain access off of Little Canada Road as well as the proposed <br />cul -de -sac. The subdivision ordinance requires that cul -de -sacs be <br />no longer than 500 feet in length. The proposed cul -de -sac is <br />roughly 480 feet, therefore, under the maximum requirement. <br />During review of this proposal in 1990, it was recommended that a <br />roadway easement be required between lots 8 and 9 (Exhibit C) to <br />connect the subject property with the adjacent property to the <br />East, and provide a loop street. However, further review by the <br />City Engineer determined that the topography of the lot and <br />location of the adjacent house makes a loop street infeasible. <br />Easements. The Subdivision Ordinance requires easements for <br />utilities of at least six (6) feet in width to be provided along <br />all lot lines. The preliminary plat does show six foot easements <br />on all the lots. However, they are not labeled as utility <br />easements. These required easements should be labeled on the final <br />plat, and be reviewed by the City Engineer prior to approval. <br />Grading & Drainage. Since the original application was made in <br />1990, the applicant has excavated dirt and removed it from the <br />site, therefore, the elevations have been lowered slightly. The <br />updated grading plan and drainage plan are to be reviewed by the <br />City Engineer and Public Work Director subject to their <br />recommendations. Their review and approval will be a condition of <br />preliminary approval. <br />Park Dedication. As a prerequisite to all plat approvals, the <br />subdivider shall dedicate to the City or dedicate the public use, <br />for park or playground purposes, for public open space or in lieu <br />of a cash equivalent. <br />In 1990, the Park Commission recommended a loo dedication of land <br />for public purposes. Outlot A represents the required park land <br />dedication. A 10o park dedication equals 17,700 square feet. <br />Outlot A, by dimension contains 17,190 square feet, therefore <br />meeting the park land dedication. <br />It should also be noted that the square footage for the outlot <br />shown on the preliminary plat is incorrect. Outlot A contains <br />17,290 square feet and not 38,000 square feet. <br />2 <br />Page 97 <br />
