�A <br />Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Cary Teague /Stephen Grittman <br />DATE: 3 September 1993 <br />RE: Little Canada - Fredrickshaven - Variance <br />FILE NO: 758.09 - 93.32 <br />BACKGROUND <br />Masterpiece Homes is requesting a five (5) foot side yard setback <br />variance to construct a single family home at 2451 Sunrise Drive. <br />The applicant is proposing the requests for the following reasons: <br />1.. The location of the home as proposed, conforms with the <br />location of the adjacent homes on the Sunrise Drive cul -de- <br />sac. <br />2. The subject lot contains a steep slope ideal for a walk -out. <br />The proposed location of the home lines up with the <br />topography, therefore, very little filling is needed. <br />3. The proposed location of the home will preserves large trees. <br />As part of the Fredrickshaven Subdivision, a blanket variance was <br />granted along Sunrise Drive, to construct homes a minimum of twenty <br />(20) feet from the road right -of -way. The applicant is proposing <br />to angle the home so that the northern corner is 30.56 feet back <br />from the right -of -way, and the southern corner 35 feet back.
