J <br />To: Mayor and City Council of the City of Little Canada <br />Date: May 11, 1987 <br />From: Oliver and Eloise Becker <br />Subject: Requesting Reconsideration of Application for Variance <br />and Lot Split <br />sresently my lot at 551 Allen Ave. is approximately 31,450 square <br />feet with a frontage of 185 feet on Allen Ave. This is the largest <br />lot on Allen Ave. The two dupiexess immediately west of my property <br />are both on smaller lots. <br />To create a 75 foot lot on the west side of my property, I am <br />requesting a variance for a five foot side yard for my present <br />home. The proposed lot would be 75 feet by 167 feet, 12,500 <br />square feet of land. My present dwelling would still have over <br />18,900 square feet of land and be 110 feet by 167 feet. <br />I would like to build a new hone on this second lot. My plan is <br />to build a 40 foot house situated 12 feet from what is currently <br />my west property line. This leaves 23 feet to the proposed lot <br />line, plus 5 feet of side yard on my present dwelling. This would <br />give adequate space for air, fire safety and esthetic spacing. <br />A new home was completed almost directly across the street from <br />this lot last year and has only 10,200 square feet of property. <br />There are also homes in this area that do not have 10 foot side <br />yards. The homes at 2954 and 2946 Edgerton and a home at 2885 <br />Vanderbie have less than ten foot side yards on one or both <br />sides of their dwellings. These are all within a block or so <br />of my lot and do not negatively affect the neighborhood. <br />We discussed some of the background of this lot at the April 22, <br />1987 meeting. When I built my home there was a proposed 60 foot <br />road on my property. This road has now been vacated.
