Bluff Impact Zones. Structures and accessory <br />facilities, except stairways and landings, must not <br />be placed within bluff impact zones. <br />B. Impervious Surface Coverage: <br />1. Impervious surface coverages for lots in all zoning <br />districts shall not exceed twenty -five (25) percent <br />of the lot area, except as provided in the <br />following sections. Such impervious surface <br />coverage shall be documented by a certificate of <br />survey at the time of any zoning or building permit <br />application, according to the definitions of <br />impervious surface as listed in Section 902. <br />Definitions of the Little Canada Zoning Ordinance. <br />a. An existing site which is being altered, <br />remodeled, or expanded without expanding the <br />existing impervious surface may be allowed, <br />provided that where appropriate and where <br />necessary, structures and practices for the <br />treatment of storm water runoff are in <br />compliance with the Little Canada Storm Water <br />Management Plan or Watershed District Storm <br />Water Management Plan, as adopted, and <br />approved by the City Engineer. <br />b. In all commercial and industrial zoning <br />districts and for public recreational uses, <br />new construction on conforming lots or an <br />existing site being altered, remodeled, or <br />expanded which expands the existing impervious <br />surface coverage may be allowed where <br />4 <br />Page 48 <br />
