Manson <br />Here are the parameters that could still be in play regarding the sale of 3046. These were <br />taken from the bidding process: <br />1.) Construction a new home on the property with an estimated market value of at <br />least $350,000 (land and building) with the land value determined based on the <br />bid amount and the building valuation done in association with building permit <br />application process. <br />2.) The new home must be ready for occupancy as evidenced by the City's issuance <br />of a "Certificate of Occupancy" in compliance with the Minnesota Building code <br />and the building permit /construction process by no later than July 1, 2015. The <br />establishment of a yard and the construction of a paved driveway must also be <br />completed by that date. <br />3.) Upon closing, the successful bidder agrees to maintain the property free of any <br />and all nuisances and to keep the grass mowed below seven inches in height. <br />4.) The property will be transferred to the successful bidder with by a limited <br />warranty deed with no abstract. (Note: Most people would want a "warranty <br />deed ", but this was the advice of the City Attorney's Office.) <br />5.) The costs of conveyance (closing fees, recording fees and property tax prorations) <br />from the date of closing to year end are in addition to the purchase price offered <br />
