development and again after completion of landscaping with replacement of any monuments that <br />no longer present <br />24. The City's Engineer, at Developer's expense, shall also inspect the construction of <br />Required Improvements for the purpose of certifying the same and recommending acceptance by <br />City. <br />Required Improvements <br />25. The Required Improvements include: construction of gas, electric and <br />telecommunication services; establishment of landscaping; and signage. Water and sewer service <br />stubs shall also be provided to Outlot C as part of Little Canada Improvement 13 -08 as part of <br />the overall project costs. Any lighting that may become an ongoing City expense shall be <br />coordinated with the City and Xcel Energy to minimize future operational costs with Developer <br />to bear system installation costs to allow City to attain Xcel Energy's "Customer Owned Group <br />V" rate. All such Required Improvements shall be completed on or before November 1, 2013, at <br />Developer's expense. Original plans or subsequent changes for said Required Improvements <br />shall be provided to the City Engineer and shall be in accordance with City specifications and <br />standards. <br />Easements <br />26. Developer shall acquire and dedicate easements as necessary for the construction <br />and maintenance of water main and services; sanitary sewer main and services; and Required <br />Improvements pursuant to City requirements, including, but not limited to utility easements for <br />sanitary sewer, water systems, grading, drainage, ponds and any other easements the City deems <br />appropriate. Developer shall pay all costs relating to the acquisition of the necessary easements, <br />including attorney's fees, costs, appraisals, the cost of the necessary property, and any other <br />special conditions, which Developer shall negotiate with any affected property owner(s). <br />- 9 - <br />
