I Northwest Associated Consultants, Inc. <br />C U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Cary Teague /Stephen Grittman <br />DATE: 9 May 1994 <br />RE: Little Canada - Keenan Driveway Variance <br />FILE NO: 758.09 - 94.07 <br />BACKGROUND <br />Kevin Keenan is requesting a variance from Section 1006.020 (e) of <br />the Subdivision ordinance to construct a new single family <br />residence on property which does not have frontage on a City <br />approved street. The subject property is located South of LaBore <br />Road, West of Arcade Street, and North of Gervais Lake within the <br />R -1, Single Family Residential zoning district. <br />The purpose of the request is to extend an existing driveway that <br />is located over a road easement to the subject property. The <br />existing driveway currently serves a home located on property to <br />the West. Said driveway gains access to Labore Road. The roadway <br />easement was platted as part of the Mason Manor Subdivision, to <br />service the subject property, and five other lots. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />Exhibit C - Public Works Superintendent Comments <br />ANALYSIS <br />Section 1006.020 (e) states that "Every lot must have the minimum <br />frontage on a City approved street other than an alley, as required <br />in the Little Canada Zoning Ordinance."
