The subject property is located South of LaBore <br />Road, West of Arcade Street, and North of Gervais Lake within the <br />R -1, Single Family Residential zoning district. <br />The purpose of the request is to extend an existing driveway that <br />is located over a road easement to the subject property. The <br />existing driveway currently serves a home located on property to <br />the West. Said driveway gains access to Labore Road. The roadway <br />easement was platted as part of the Mason Manor Subdivision, to <br />service the subject property, and five other lots. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />Exhibit C - Public Works Superintendent Comments <br />ANALYSIS <br />Section 1006.020 (e) states that "Every lot must have the minimum <br />frontage on a City approved street other than an alley, as required <br />in the Little Canada Zoning Ordinance."
