515 Little Canada Road, Little Canada, MN 55117 -1600
(612) 484 -2177 / FAX: (612) 484 -4538
MEMORANDUM
TO: Mayor & City Council
Planning Commission
FROM: Dave Harris, Public Works Superintendent Oi2 --
DATE: May 5, 1994
RE: Brown Lot Split on Viking Drive
MAYOR
Raymond G. Hanson
COUNCIL
Beverly Scaize
Jim LaValle
Steve Morelan
Bob Pedersen
ADMINISTRATOR
Joel R. Hanson
After speaking with Mr. Ery Swanson of Burnet Realty who is
handling the parcel transaction for Mr. Brown and a Mr. Timothy
Freeman who is a surveyor, I have some concerns on the
installation of sanitary sewer. My concerns are as follows:
1. The easement which will have to cross the lot at 601
and 615 East Viking Drive should start at a minimum of
three feet away from the manhole and be a minimum of
ten feet wide to provide a trench wide enough for
proper installation and inspection.
2. The angle at which the pipe would run could possibly
encroach upon the existing house and garage.
3. Sanitary sewer will have to be core drilled when
installing the service line.
4. The minimum of 4% grade be met for the service line and
clean outs be put by every bend with no more than 75
feet between clean outs.
5. Prior to excavation, the easement must be staked for
proper delineation. If the contractor cannot install
the pipe within the dedicated, staked out easement, I
would like the homeowners to sign off on construction
easements and have proof of that in writing before any
further work would proceed.
6. I would like the contractor to comply with any other
requests the City deems necessary to install a proper
service line from the sanitary sewer main back to
Parcel "A ".
If you have any questions regarding these concerns, please feel
free to contact me at your earliest convenience.
DBH:kpv
Page 11
