June 20, 1994 <br />Mr. Steve Grittman <br />Northwest Consultants <br />c/o City of Little Canada <br />515 Little Canada Road <br />Little Canada, MN 55117 <br />Re: Special Use Permit <br />Schroeder Development Co., on behalf of ABRA Auto Body & Glass is applying for a Special <br />Use Permit to allow ABRA to operate a light auto repair business in a new 6,848 square foot <br />ABRA facility to be constructed on the 1.16 acre site located on Rice Street, three parcels North <br />of Minnesota Street in Little Canada. The attached application further identifies the site. <br />ABRA is a ten year old business with their corporate offices in Brooklyn Center Minnesota. <br />ABRA Auto Body and Glass has raised the standards of autobody repair by offering their <br />neighborhood customers attractive and convenient locations, state of the art autobody repair and <br />painting equipment and an emphasis on total quality customer service. <br />ABRA currently has 20 locations throughout the Metro Minneapolis /St Paul area. ABRA is <br />considered a light to medium collision autobody repair business. All repairs are on an <br />appointment basis for both deliver and pickup of the auto. ABRA utilizes the latest in <br />technology to reduce and eliminate any offensive noise or order. <br />We believe the Rice Street property is well suited for a business like ABRA. The immediate <br />neighborhood to the South and East support service type business. ABRA is a very low volume <br />traffic generator with limited hours of operation.
