A safety factor is included in the design parameters resulting in a tower that usually far <br />exceeds local building code requirements. <br />The tower should not be required to be lighted according to FAA requirements. To minimize off <br />site visibility the tower will be not be painted and will be left in its natural galvanized steel color. <br />An unmanned prefabricated equipment shelter measuring approximately 12ft. by 20ft. by 10ft. <br />high will be located at the base of the pole. The shelter will have a washed aggregate finish. The <br />drainage of the site will not be changed. A parking space will be provided near the equipment <br />shelter building. <br />The site will only require single phase 200 amp electrical service and T1 telephone for utilities. <br />These will be brought in underground. The site will be secured by a cyclone fence. <br />The existing trees along the Scmieg's north property line will be preserved for screening. The <br />Schmieg's house and out buildings are located between the site and Viking Drive so no further <br />landscaping should be needed. The drainage of the site will not be changed. <br />Ingress and egress to the shelter will be by a recorded easement through Schmieg's property from <br />Viking Drive. The site will be visited approximately once a month by maintenance personnel <br />using utility trucks. <br />Site photographs and a site plan are attached. <br />ZONING AND CONDITIONAL USE STANDARDS <br />The site is located in a B -3 General Business District. All of the properties surrounding the site <br />are also B -3 except to the south which is Highway 36. An existing US West cellular antenna is <br />across Highway 36 from the proposed site. <br />The site meets the City's standards for conditional uses. The equipment shelter will not be visible <br />from the road and the antenna will be visually unobtrusive and go unnoticed by the casual <br />observer. Radio towers are generally found in the commercial areas of a city where they are <br />located near the heaviest users. This area is guided for B -3 in the comprehensive plan and should <br />not impede the development of surrounding properties for commercial uses. <br />New wireless communication technology has developed rapidly in the past few years and many <br />new applications are vital to industrial and business uses. Business and industry will be seeking <br />out and adapting to these new technologies to remain competitive as the new Information <br />Highway becomes a reality. Having access to these emerging wireless technologies will be an <br />important amenity for the success of future business parks. <br />2 <br />Page 59 <br />
