This is <br />impossible to do without taking an additional 12.5 feet on <br />each side of the street. The homes would then not be able <br />to meet setback requirements and the pavement would then <br />extend within a few feet of the front door. I believe the <br />intent was to have a 25 foot radius cul -de -sac on the 50 <br />foot right -of -way. <br />* Curb boxes are installed at the edge of the right -of -way. <br />In this case, we would have to put them further back into <br />the yard to avoid damage when removing curb and gutter at a <br />later date. <br />* Lastly, installing a cul -de -sac would impact more than the <br />two lots where the road is being installed. Constraints in <br />the area in which the developer must work will make the <br />finished product look more like a "T" intersection instead <br />of a cul -de -sac. <br />It should also be noted that this issue differs from current situations <br />such as Bluwood and Australian in that this area has the ability to develop <br />further to the south whereas the existing dead end areas without cul -de- <br />sacs have no option of doing so.
