Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 11 October 1994 <br />RE: Little Canada - Jesperson Lot Split <br />FILE NO: 758.09 - 94.34 <br />Mr. Morris Jesperson has applied for a subdivision approval to <br />permit the split of lot 13, and the recombination of the west half <br />of the lot with "Outlot B" of Costa Estates. The recombination <br />would give the westerly lot access to Costa Lane, on which a new <br />home would be built. The remaining easterly lot would continue to <br />front on Vanderbie. The Planning Commission may recall that the <br />Outlot B strip was kept by the Costa Estates developers since the <br />previous owners of lot 13 were not interested in subdividing their <br />property or paying for the installation of Costa Lane. <br />This proposal is consistent with the original intention of the City <br />in permitting the reserve strip. The lot may now be subdivided to <br />accommodate development consistent with the surrounding area. The <br />Subdivision Ordinance requires easements along all lot lines, as if <br />the lots were included in the original plat.
