The area would come from Lot 3
which is an oversized lot containing an existing residence. Lot 3
in this area is utilized for driveway area to the existing home.
This lot line adjustment would not negatively affect required area
or setbacks for the parcels involved.
Of potential concern, however, would be the remaining width for the
driveway on Lot 3. The submitted sketch shows the driveway area
narrowing to width of about seventeen feet. This could be a
concern in that snow storage from clearing the driveway may
encroach onto neighboring property. We would recommend a width of
24 feet be maintained on Lot 3 to accommodate a twelve foot
driveway, and snow storage /maintenance/ drainage areas on each side
of the driveway of six feet.
Upon condition that the subdivision and recombination are recorded
concurrently, and the Lot 3 driveway area is maintained at a
minimum width of 24 feet, we would recommend approval of the
subdivision.
pc: Kathy Glanzer
Greg Schmidt
5775 Wayzata Blvd. Suite 555 • St. Li
Page 22
i • (612) 595- 9636•Fax. 595 -9837
