I Northwest Associated Consultants, Inc. <br />C j U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 10 October 1994 <br />RE: Little Canada - Rossez /Rice Lot Line Adjustment <br />FILE NO: 758.09 - 94.29 <br />Mr. George Rossez and Mr. Todd Rice have applied for a subdivision <br />which would split a ten foot wide strip of land from the Rice <br />property and combine it with the Rossez property. This request <br />raises the following potential issues: <br />1) Will the lots continue to meet required area and width <br />standards after the subdivision? <br />2) Will all structures continue to meet required setbacks after <br />the subdivision? <br />3) Will the subdivision result in the recombination so as to <br />avoid a separately recorded ten foot wide lot? <br />4) How will the subdivision affect easements? <br />The subdivision from the Rice property will leave 90 feet of the <br />original 100 foot frontage on Australian, and give the Rossez <br />property 60 feet of frontage. The parcels are each approximately <br />260 feet deep. The application did not provided information on <br />setbacks to existing structures: According to the Zoning <br />Ordinance, the new subdivision must result in setbacks for <br />structures on each parcel equal to ten feet, unless the lots were <br />built up prior to 1981, in which case the side yard setbacks may be <br />reduced to five feet. <br />The applicants will need to record the lot split and the <br />recombination concurrently so as to avoid the possibility that the <br />ten foot strip would have a separately recorded description. With <br />regard to easements, the City Engineer has indicated that the <br />subdivision should not affect drainage or utility issues in the <br />area.
