Northwest Associated Consultants, Inc.
U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: 1 December 1994
RE: Little Canada - Holm Resubdivision
FILE NO: 758.09 - 94.38
David and Karen Holm have applied for a subdivision approval which would relocate an existing
lot line on their property along Woodlyn Avenue. The parcel is the former Fuel Economy
property at 95 Woodlyn. It is zoned I -1, Light Industrial, and is developed with a building and
cold storage structures on the west parcel. The easterly parcel is vacant. This subdivision is
simply a change in the dividing line between two parcels owned by the Holms, and does not
affect development, traffic, or utility demands in the area. With verification from the City
Engineer that there are no utility or drainage easements necessary, we would recommend
approval of the Holm subdivision.
pc: Kathy Glanzer
Greg Schmidt
Jerry Bourdon
Dave Harris
Dave and Karen Holm
5775 Wayzata Blvd. • Suite 555 St. Louis Park, MN 55416 (612) 595-9636-Fax. 595 -9837
Page 3
