Section 10.09 Ouiet Possession of Premises, Landlord covenants and warrants to the best of its knowledge that Landlord has full right and authority to enter into this Lease for the full term hereof. So long as Tenant fulfills the conditions and covenants required of Tenant under this Lease, Tenant shall have peaceful and quiet possession of the Premises. Section 10 10 Remedies cumulative, Except as otherwise provided herein, all remedies conferred on Landlord and Tenant by this Lease shall be deemed cumulative and no one exclusive of the other or any other remedy conferred by law. Section 10 11 Binding Effect. The covenants and agreements contained in this Lease shall bind the respective successors, heirs, and legal representatives of the parties hereto. Section 10.12. Applicable Law, This Lease shall be governed by the internal laws and decisions of the State of Minnesota. Section 10.13. Counterparts, This Lease may be executed in any number of counterparts, each of which when executed and delivered shall be deemed an original, but such counterparts together shall constitute one and the same instrument. Section 10.14. Mutual Waiver of Subrogation, Landlord and Tenant each hereby waives any right by way of subrogation as against the other arising out of transactions or occurrences which are the subject of payment of insurance proceeds by reason of casualties, injuries, or damages insured pursuant to this Lease, to the extent that such subrogation rights are permitted to be mutually waived by said policies, and said policies, to the extent permitted, shall recognize this mutual waiver of subrogation.
