I Nay Northwest Associated Consultants, Inc.
C U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H
MEMORANDUM
TO: Steve Grittman
FROM: Cary Teague
Date: 10 January 1994
RE: Little Canada - Market Place Sign
Variance /Conditional Use Permit
FILE NO: •758.09 - 93.33
Per your request, I considered options regarding the request to
allow two signs on the Market Place Shopping Mall lot facing the
same street frontage. The following briefly describes three
alternatives:
1. Allow two signs to exist in their current locations. However,
the total area of each of the two signs should be limited to
200 square feet. Also, the height of each sign should not
exceed 25 feet. This alternative allows the applicant two
signs on the property, and reduces the overall area of the
existing signage on the site. The Market Place sign itself is
35 feet tall, and 225 square feet in size.
2. Require the Burger King sign to be torn down, and by granting
a sign area variance, allow construction of a larger sign to
accommodate signs which indicate each store within the strip
mall. The new sign should equal the total area of the
existing two signs. This alternative does not increase the
area of signage on the lot, and eliminates the number of
signs. A hardship would have to be claimed that the mall is
not visible to commuters on Rice Street due to the odd lot
size, and obstructions from neighboring structures.
3. Deny the variance and conditional use permit request, and
require the applicant to meet all sign ordinance requirements.
First, the site does not meet the 500 linear feet of frontage
requirement to qualify for 2 signs. Second, the site fronts
on only one roadway. Third, the existing sign is 25 square
feet larger and 10 feet taller than the City Ordinance
requires, therefore, more than enough signage already exists
on the site.
5775 Wayzata Blvd. • Suite 555 St. Louis Park, MN 55416 • (612) 595- 9636•Fax. 595 -9837
Page 7
