BARR <br />2440 SUNRISE DRIVE <br />LITTLE CANADA, MN 55117 -1600 <br />JUNE 7, 1994 <br />DAL LITTLE CANADA PLANNING COMMISSION & <br />JOEL R HANSON <br />CITY ADMINISTRATOR <br />CITY OF LITTLE CANADA <br />515 LITTLE CANADA ROAD <br />LITTLE CANADA, MN 55117 -1600 <br />I HAVE RECEIVED AND REVIEWED THE NOTICE OF REQUEST FOR APPROVAL OF A VARIANCE <br />FROM THE FRONT YARD SETBACK REQUIREMENT OF (30) FEET TO CONSTRUCT A HOME AT <br />2439 SUNRISE DRIVE. <br />I WILL BE UNABLE TO ATTEND THE PUBLIC IIEARING JUNE 9T11 DUE TO PREVIOUSLY <br />SCHEDULED BUSINESS TRAVEL OUT OF TOWN, BUT WOULD LIKE TO MAKE THE FOLLOWING <br />COMMENTS IN REFERENCE TO THIS PROPOSED VARIANCE AND REQUEST THIS LET 1ER BE <br />SUBMITTED INTO THE RECORD OF THIS PUBLIC HEARING. <br />I WOULD LIKE TO REQUEST, BEFORE THIS MATTER FOR VARIANCE OF THE (30) FOOT FRONT <br />YARD SETBACK BE CONSIDERED BY THE PLANNING COMMISSION, THAT A PLOT PLAN BE <br />PREPARED AND REVIEWED BY THE RESIDENTS OF SUNRISE DRIVE AND THE PLANING <br />COMMISSION, TO SHOW THE POSITION OF THE PROPOSED HOME ON THE LOT AT 2439 <br />SUNRISE DRIVE IN RELATIONSHIP TO THE EXISTING HOMES ON THE WEST SIDE OF SUNRISE <br />DRIVE. <br />AS YOU MAY RECALL, THE PREVIOUS DEAD END CIRCLE, WHICH WAS VACATED BY THE <br />CITY OF LITTLE CANADA WHEN SUNRISE DRIVE WAS EXTENDED NORTH WAS ADDED TO <br />THIS PROPERTY. <br />THIS PROPERTY ADDITION SHOULD ALLOW THE SETBACK REQUIREMENT TO BE MET. <br />WE ALSO BELIEVE IT WOULD BE VISUALLY INAPPROPRIATE IF THIS PROPOSED HOME WERE <br />CLOSER TO THE STREET THAN OTHER HOMES WHICH CURRENTLY EXIST ON THE WEST SIDE <br />OF SUNRISE DRIVE. THIS VARIANCE, IF APPROVED MAY ALSO HAVE ANEGATIVE EFFECT ON <br />PROPERTY VALUES ON OUR STREET, AND MAY BE APOSSIBLE <br />SAFETY CONCERN, IF THIS VARIANCE WERE APPROVED, AND THIS HOME WAS <br />CONSTRUCTED WITH AN ABBREVIATED FRONT YARD. <br />I AM ALSO CONFIDENT, THERE WERE COMPELLING REASONS AS TO WHY THE CITY OF <br />LITTLE CANADA ADOPTED THE THIRTY FOOT FRONT YARD SETBACK REQUIREMENT AND <br />HOPE WE WILL CONTINUE TO FOLLOW THESE GUIDELINES WHENEVER AND WHERE <br />POSSIBLE.
