Hanson <br />TO: Mayor Hanson and Members of the City Council <br />FROM: David Harris, Superintendent of Public Works a? - <br />DATE: April 7, 1994 <br />RE: Concept Review for Lots 10 and 11, Mason Manor <br />There are several issues which will have to be addressed <br />regarding the building of a home on Lots 10 and 11, Mason Manor. <br />The first issue would be the extension of Lake Street. It is not <br />an improved street at the present time. The road right -of -way is <br />just used as a driveway back to 764 LaBore Road. If the Council <br />were to do anything, I would recommend vacating Lake Street and <br />allowing them to share the driveway. <br />The second issue would be that of water to the property. At this <br />time there is no stub on LaBore Road to run that length back to <br />the house which would be approximately 320 feet. This would be <br />an extremely long run from LaBore Road and I would have some <br />serious concerns about the water pressure for this water service. <br />Lastly, the sewer would be available from Keller Parkway. <br />However, there is no stub for that parcel. A permit would have <br />to be obtained from Metro Waste Control Commission and from the <br />County for street opening, and the City would have to grant <br />permission to use the Lake Street 30 foot wide right -of -way to <br />place the sewer line. <br />If you have any further questions regarding any of these issues, <br />feel free to contact me prior to the Council meeting. <br />DH:bj <br />cc: Steve Grittman <br />Mike Lynch <br />Page 2 <br />
