20. If any portion, section, subsection, sentence, clause, paragraph, or phrase of this <br />Agreement is for any reason held to be invalid by a court of competent jurisdiction, such <br />decision shall not affect or void any of the other provisions of this Agreement. <br />21. Parties to this contract shall conform with all existing and applicable City ordinances, <br />resolutions, state and federal laws, and all existing and applicable rules and regulations. <br />22. The terms and conditions of this agreement shall be binding on the parties hereto, their <br />respective successors and assigns and the benefits and burdens shall run with the land and may <br />be recorded against the title to the property. <br />23. Required notices to Developer shall be in writing and shall be either hand delivered or <br />mailed by certified mail, in care of Masterpiece Homes, to the following address: <br />Mr. Gordie Howe <br />Masterpiece Homes, Inc. <br />127 E.
