City of Little Canada <br />Reference property: <br />2968 Rice Street <br />Little Canada, MN. <br />Re: Application for PUD permit for interim use <br />Dear Council Members: <br />Pursuant to recent conversations I have had with Joel Hanson, he suggested a request <br />for an interim use permit would be most beneficial for the city of Little Canada, as well as <br />myself because of the location and previous conversations regarding the properties on <br />Rice Street. I am aware this permit could be granted based on a term - certain renewable <br />negotiation. <br />I have a signed purchase agreement to purchase 2968 Rice Street, contingent on <br />obtaining approval from the City of Little Canada allowing business /commercial rental of <br />all structures, which I understand is the current status of zoning use for this property. <br />I have owned 2962 Rice Street for over 20 years. I pursued purchasing 2968 because <br />one individual should own both properties to put this location in a position where <br />development as desired by the City of Little Canada can be accomplished without <br />hassle. Each property is only 70 feet wide, making it difficult to develop one without the <br />other. If one owner chooses not to sell to potential developers, the other owner is in a <br />difficult position, in addition to possible folding of the development altogether. <br />Combining the two parcels creates a section of property that is developable on its own. I <br />am also willing to sell when the city is presented with a development plan suiting its <br />needs.
