JUN -23 -1995 11:37 <br />r <br />NRC 612 595 9837 P.02/03 <br />Northwest Associated Consultants, Inc. <br />C O M M U N I T Y P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Mayor and City Council <br />FROM: Stephen Grittman <br />DATE: June 23, 1995 <br />RE: Little Canada - B-3 District Zoning Amendment <br />FILE NO: 758.10 - 95.09 <br />Staff has discussed an alternative approach to the Ordinance Amendment which would eliminate <br />the carryover of all 11.-1 and B-2 uses into the B-3 Zone. This would be to eliminate the carryover <br />of only the Conditional Uses in those districts. This would permit the B-3 District to allow Auto <br />Parts, but not fast food, auto repair, auto sales lots, car washes, or other uses which the City <br />Council has indicated the least amount of support for. It is assumed that once the Rice Street <br />Study and the Comprehensive Plan are complete, that further tinkering with the allowable uses <br />in the various districts might be in order, however this change would serve at least a short term <br />objective of eliminating auto repair or fast food from the B -3 District.
