NORTHWEST ASSOCIATED CONSULTANTS, INC.
4600 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422
Telephone: 763.231 .2555 Facsimile: 763.231 .2561 planners @nacplanning.com
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: December 5, 2013
RE: Little Canada — Pallet Services — PUD Amendment
FILE NO: 758.09 — 13.
Background and Analysis
Pallet Services Corporation is seeking an amendment to the PUD Permit at 3213
Country Drive to accommodate the expansion of their outdoor storage allowances for
stacks of construction lumber. The original permit for this use was approved as an
interim use permit in 2010 for approximately 12,000 square feet of storage area, and a
limitation of the height of the stacks at 9 feet. In 2011, the applicants requested a
significant expansion of the original approval, expanding to about 60,000 square feet of
coverage area, and 14 foot stack heights.
For the 2011 permit, the City authorized the amendment and, as part of the applicant's
request, removed the "interim" label. That approval included the conditions summarized
as follows:
1. 60,000 square feet of storage area, 14 feet maximum storage height, for
Industrial Grade Lumber.
2. All trucks and trailers used only for loading and transportation, not for storage.
3. One trailer allowed on site for dust collection.
4. Review and approval of Fire Marshall.
5. PUD approval subject to the conditions listed in the Council approval and
included in a development agreement (as necessary),
