Because it is a PDF., 1 can't make changes. <br />Here are my comments: <br />1. Date of agreement will be January 6111, 2014. <br />V' 2. James Steele Construction is located in St. Paul, not Little Canada. <br />t3. 1.1.5 — Please check multiple prime contractors. <br />4. 1.1.10.5 — Elfering's Address is: <br />Elfering & Associates <br />10062 Flanders Court, NE <br />Blaine, MN 55449 <br />v 5. 2.6.1 & 2.6.2 - The limits seem a little low. I would assume you have about $5,000,000 GL and at least <br />$2,000,000 Auto. I would like your limits to at least be as high (ideally higher) than the city's statutory <br />limits. <br />6. 3.2 — Schematic Design Phase — no mention of your proposed "Predesign Services" including a <br />functional space analysis that was mentioned in your interview using the computer program that <br />incorporates existing equipment inventories into the analysis. <br />7. 3.2.4 — limited to one preliminary design. I believe your proposal indicates more than one. <br />8. 3.4.3 — I would like the following sentence added at the end of this paragraph: It is understood that bid <br />packages will be structured the Owner to take advantage of the Owner's sales tax exempt status for <br />direct material purchases. <br />9. 3.6.6.4 — delete the words: "Upon request of the Owner, and" and then capitalize the "p" on Prior. <br />/10.4.1 — Additional Services: Page 6 of your proposal indicates that 4.1.20 and 4.1.21 will be part of the <br />base services. <br />v'` 11. 4.3.1.2 — Please add the following to the beginning of the paragraph: After the Owner's approval of <br />construction documents,. <br />V 12. 4.3.1.6 — delete as I would think this is pretty standard today. If not, please enlighten me. <br />13. 4.3.1.7 — I'm not sure about this one. I can understand that if significant design time is involved in the <br />preparation of an alternate, then compensation may be necessary. However, that may not always be the <br />case.
