Hanson <br />Here are some of the issues relative to the assessment roll for <br />the above - referenced project. They are as follows: <br />* Preliminary assessment rate per lineal foot of $49.87 <br />verses $43.67 based on actual project costs and the <br />revised assessment policy. <br />* Assessment to City property indicated on map has lineal <br />footage reduced from 1,250 to 952.34 based on actual <br />City ownership. The balance of this land is <br />technically railroad right -of -way and therefore <br />benefits received would be difficult to prove. In the <br />preliminary assessment roll, the 1,250 figure was used. <br />Should the Council feel it is appropriate to use this <br />rate, the residential rate would drop to $41.27 per <br />lineal foot and the commercial rate would drop to <br />$49.48 per lineal foot. <br />* 104 and 106 Old Co. Rd. C are separate lots and <br />therefore have two 75 foot minimums applied to their <br />frontage along Old Co. Rd. C. This is an increase from <br />the 108.43 feet shown on the preliminary assessment <br />roll. <br />168 Old Co. Rd. C is subject to the odd shaped lot <br />formula under our revised policy verses the 75 foot <br />minimum indicated on the preliminary roll. This <br />increased the assessable footage by 50 feet. <br />* 95 Old Co. Rd. C was not listed on the preliminary <br />assessment roll. This is an additional 85.23 lineal <br />feet. <br />2660 Lakeshore is now shown as being subdividable based <br />Page 17 <br />
