structures, uses and equipment shall be erected or <br />located within any required yard other than a rear <br />yard. <br />3. Except for farm and agricultural buildings, <br />accessory buildings in residential zoning districts <br />shall not exceed fifteen (15) feet in height, shall <br />be six (6) feet or more from any other building or <br />structure on the same lot, and shall not be located .. <br />within a public drainage, utility or access <br />easement. Subject to other provisions as contained <br />in this section, accessory buildings, uses and <br />equipment may encroach into the required rear yard, <br />but in no case shall an accessory building, use or <br />equipment be located closer than ten (10) feet to a <br />rear yard or side yard lot line except as may be <br />modified within a specific use district. <br />4. No accessory building or detached garage for a <br />single family dwelling shall occupy more than <br />twenty -five (25) percent of the area of the rear <br />yard. The total floor area of a garage and other <br />accessory buildings for a single family detached <br />dwelling shall not exceed one thousand (1,000) <br />square feet of floor area per lot, except by <br />conditional use permit pursuant to Section 921 of <br />this Ordinance. <br />5. No building permit shall be issued for the <br />construction of more than one (1) detached or <br />attached private garage for each single family <br />dwelling, except by conditional use permit pursuant <br />to Section 921 of this Ordinance. Except for the <br />construction of the first detached private garage, <br />no building permit shall be issued for the <br />construction of an accessory building with a floor <br />area in excess of one hundred twenty (120) square <br />feet, except by conditional use permit pursuant to <br />Section 921 of this Ordinance. <br />6. Outdoor swimming pools with a capacity of fifteen <br />hundred (1,500) gallons or with a depth of three <br />(3) feet or more of water shall be fenced in <br />compliance with F, 6. of this Section. <br />7. Every single family dwelling unit erected after the <br />effective date of this Ordinance shall be so <br />located on a lot that at least a two (2) car <br />garage, either attached or detached, can be located <br />on said lot. <br />8.
