MINUTES <br />CITY COUNCIL <br />AUGUST 25, 1993 <br />CUP FOR <br />ADDITIONAL <br />SERI - <br />TRAEGER <br />PARKING <br />SLDMBERLAND <br />The foregoing resolution was duly seconded by Pedersen. <br />Ayes (5) LaValle, Pedersen, Hanson, Scalze, Morelan. <br />Nays (0). Resolution declared adopted. <br />Hanson opened the public hearing to consider the <br />application for Conditional Use Permit for the addition <br />of semi - trailer parking area at the Slumberland site at <br />3060 Centerville Road. Hanson noted that the Planning <br />Commission recommended approval of the CUP. <br />Mr. Eric Hagman, Hagman Construction representing <br />Slumberland, reported that the semi - trailer parking <br />area will be screened via a berm and relocation of <br />existing trees on top of the berm. <br />The City Planner reported that he met on site with Mr. <br />Hagman and Paul Kaufman of Slumberland and determined <br />the best location for the berm and trees in order to <br />provide screening for the adjacent property. <br />Morelan asked if the berm would effect access to the <br />fire hydrant located at the southwest corner of the <br />building. <br />'Hagman replied that the berm would be located between <br />the fire hydrant and the pond. The hydrant will be on <br />-the parking lot side of the berm. <br />. Scalze stated that it was her understanding that when <br />the IP District was created the district would not <br />allow outdoor storage of semi - trailers. <br />The City Planner replied that the intention was to <br />avoid truck trailers spread all over the site. The IP <br />District requires that the amount of truck trailer <br />parking be in proportion to the size of the building. <br />As Slumberland has continued to grow, the amount of <br />trailer parking that is allowed increases. The <br />ordinance states that truck trailer parking can equal <br />75% of the gross area of the building or 25% of the lot <br />area, whichever is less. The amount of trailer parking <br />proposed by Slumberland is below the maximum they would <br />be allowed. <br />Nina Costa, adjacent resident, asked about the location <br />of the trailers and whether they would be visible from <br />her property. <br />Hagman explained the berm and landscaping proposed <br />pointing out that the elevation of the top of the berm <br />would be the same as the asphalt and that there would <br />be 8 foot trees on top of the berm. <br />Page 16 <br />Page 71 <br />
