rA <br />Northwest Associated Consultants, Inc. <br />C O M M U N I T Y P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Cary Teague /Stephen Grittman <br />DATE: 4 July 1995 <br />RE: Little Canada - William & Sandra Wahlberg - Variance <br />FILE NO: 758.09 - 95.16 <br />BACKGROUND <br />William and Sandra Wahlberg, have submitted an application for a variance to Section <br />903.020 0.4, to allow the parking of a commercial vehicle that exceeds 12,000 pounds in a <br />residential zoning district. The subject property is located at 2570 Jackson Street, and is <br />currently owned by Allan & Linda Foster. The applicants have obtained a purchase agreement <br />for the home, contingent upon approval from the City to operate a home occupation, that <br />includes the outdoor storage of a Mateo Tools truck on the property. <br />The proposed home occupation meets all of the conditions required for home businesses, <br />however, the commercial vehicle, which weighs roughly 25,000 lbs., exceeds the City's limit <br />of 12,000 pounds for outside storage of a vehicle or truck within a residential zoning district. <br />Mr. Wahlberg will have an office within the home, store the truck on -site on evenings and <br />weekends, and drive the truck to his customers, and sell the tools off -site.
