The <br />resulting subdivision would create two lots, one each fronting on County Road C and Rosewood <br />Drive. Several of the other neighboring lots which were in similar situations have also <br />subdivided to create lots along the new Rosewood Drive. Each of these other subdivisions <br />created lots 135 feet deep from Rosewood. The 135 foot dimension was established as the <br />zoning boundary between the B -3 property fronting on County C and the property rezoned to <br />R -1 along Rosewood. <br />The Carpenter Homes /Kukk subdivision is designed to show the property being split in half, <br />approximately 176 feet from each street. This would create two problems: (1) the continuous <br />line paralleling Rosewood would be broken just for the width of this single parcel, and (2) the <br />resulting parcel along County Road C would be just 13,200 square feet in area, less than the <br />required 15,000 square feet for B -3 lots. <br />To correct both concerns, we would recommend approval of a subdivision of the Kukk property, <br />but at a point 135 feet south of Rosewood Drive. This would continue the established rear yard <br />property lines, and would create a B -3 parcel of approximately 16,175 feet, in conformance with <br />the B -3 District standards.
