U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H MEMORANDUM TO: Little Canada Planning Commission FROM: Stephen Grittman DATE: 9 January 1995 RE: Little Canada - Kukk Subdivision FILE NO: 758.09 - 95.02 Carpenter Homes has applied for a subdivision of the Kukk property at 89 County Road C. The resulting subdivision would create two lots, one each fronting on County Road C and Rosewood Drive. Several of the other neighboring lots which were in similar situations have also subdivided to create lots along the new Rosewood Drive. Each of these other subdivisions created lots 135 feet deep from Rosewood. The 135 foot dimension was established as the zoning boundary between the B -3 property fronting on County C and the property rezoned to R -1 along Rosewood. The Carpenter Homes /Kukk subdivision is designed to show the property being split in half, approximately 176 feet from each street. This would create two problems: (1) the continuous line paralleling Rosewood would be broken just for the width of this single parcel, and (2) the resulting parcel along County Road C would be just 13,200 square feet in area, less than the required 15,000 square feet for B -3 lots. To correct both concerns, we would recommend approval of a subdivision of the Kukk property, but at a point 135 feet south of Rosewood Drive. This would continue the established rear yard property lines, and would create a B -3 parcel of approximately 16,175 feet, in conformance with the B -3 District standards.
