We have reviewed a revised preliminary utility plan dated December 6, 1994 for the above referenced
project. Please note that the project name has been changed to Cobblestone Village. This is our third
review of various submittals for this project. Please refer to our earlier review memos dated September
19, 1994 and December 7, 1994.
Comments with a * are new.
,SANITARY SEWER
The general concept remains the same. Our comments are:
1) It is acceptable to have portions of the sanitary sewer on private property, provided that
adequate easements are dedicated and that buildings are not placed within the easements. An
appropriate permanent utility easement width for this line is 40 feet.
2) The City should own and maintain all sanitary lines downstream of the proposed manholes.
That is, the lines from clean outs to manholes should be privately owned and maintained.
3) It may be wise to place restrictions on the building of decks and other structures which could
be built within the utility easements.
4) * The existing east/west sanitary sewer line at the south end of the site is, and will remain,
approximately 25 -27 feet deep. The nearest buildings cannot be within 30 feet of the centerline
of this pipe.
WATER MAIN
The general concept remains the same. Our comments are:
1) * Proper hydrant coverage is not provided. All sides of all buildings must be within reach
of a 250' fire hose connected to a fire hydrant.
STORM SEWER AND DRAINAGE
The general concept remains the same. Our comments are:
1) * Alt pipe that, when excavated, would undermine a building with a 1 :1 slope, must be placed
in a steel casing. The storm sewer proposed between units 22 and 23 is shown in casing. A
20•d
•ossd s ooxusaNage 58 TT£T S£9 ET9
TT:TT b66T -9E -Zt
